The complex is a 4-storey low-rise building with 3 floors above grade and 1 floor below grade. There are 14 residential units in the building. There are also 2 blocks of townhouse with a total of 14 residential units. The complex was constructed in 1992 and is approximately 29 years old.
Balconies are provided on the east (front) and west (rear) elevations of the low rise building. The building is clad with brick masonry on the north and south elevations and a combination of brick masonry and metal siding on the east and west elevations. The townhouse units are clad with brick masonry on the ground floor and vinyl siding on the upper floor.
Our team completed an assessment of the windows and doors at the low-rise building and townhouse units to visually assess the physical condition of the windows and doors, identify areas with deteriorating/deficient conditions or with anticipated probable end of service life; and make recommendations regarding areas in need of repair or replacement.
Following the submission of the report to the client outlining the existing conditions and the extent of the repair work required, the client accepted the recommendations to replace the existing windows with new double glazed units as well as replace the doors with new thermally efficient doors.
Details, drawings and technical specifications for the replacement of the window and doors, including the scope and location of the required work, materials and equipment to be used, were prepared and tendered to prequalified contractors. Once the bids were received, our PM reviewed the bids and prepared a bid analysis with a recommendation for contract award.
Our team prepared the contract documents between the successful bidder and the client and provided contract management and field review services during construction.
